An old home doesn't fail all at once. It tells you slowly — a hairline crack, a patch of damp that comes and goes, render that's started to blow. Left alone, small things become the expensive ones.

The Heritage Health Check is a calm, thorough look at your home by someone who understands how period and listed buildings are actually built — and how they're meant to breathe. You're left with a plain-English picture of where your home stands, so nothing important is going wrong without you knowing about it.

It's free, there's no obligation, and you keep the report whether or not we ever do a day's work for you.

What we check

The things that matter in an old building

A general builder checks a house. A specialist checks a period house — and they're not the same job.

Lime render & plaster — whether it's sound, and whether past cement repairs are trapping damp where lime should let the wall breathe.
Damp & moisture — its real source, not just where it shows.
Timber — frames, beams, lintels and floors, checked for rot, movement and old repairs that have aged badly.
Roof, gutters & rainwater — the small failures up top that cause the big problems lower down.
Structure & movement — cracks read properly: which are the house settling as it always has, and which are worth watching.
Period features — windows, joinery and original fabric worth protecting.

Is it really free?

Yes — the visit and the written report cost you nothing, and there's no obligation to use us for any work.

What's the catch?

There isn't one. We'd rather earn your trust with something genuinely useful than push for a sale. If we find work worth doing, we'll tell you; if we don't, we'll tell you that too.

Will you try to sell me work I don't need?

No. The point of the check is an honest picture of your home. If it's sound, that's exactly what the report will say.

My home is listed — does that change anything?

It's exactly who this is for. We work with listed and period homes specifically, and we understand both the building and the responsibilities that come with looking after one.

How long does it take?

The visit is usually under an hour or two depending on the size of the home; your written report follows shortly after.
