Free for listed & period homes · Suffolk

A free check-up for your period home.

A Heritage Health Check is a specialist's once-over of your listed or period home, written up as a clear report you keep. We look at the things that quietly threaten an old building — failing render, trapped damp, tired timber, the roof and the frame — and tell you what's sound, what to watch, and what (if anything) needs doing. No obligation, and no sales pitch. If your home is in good shape, we'll say so.

What it is

A doctor's check-up, for your house

An old home doesn't fail all at once. It tells you slowly — a hairline crack, a patch of damp that comes and goes, render that's started to blow. Left alone, small things become the expensive ones.

The Heritage Health Check is a calm, thorough look at your home by someone who understands how period and listed buildings are actually built — and how they're meant to breathe. You're left with a plain-English picture of where your home stands, so nothing important is going wrong without you knowing about it.

It's free, there's no obligation, and you keep the report whether or not we ever do a day's work for you.

What we check

The things that matter in an old building

A general builder checks a house. A specialist checks a period house — and they're not the same job.

How it works

Simple, and entirely on your terms

You book it

A quick call or message — tell us roughly where your home is and a little about it.

We visit

A specialist walks the property with you, inside and out. Bring every question — this is where you size us up too.

You get your report

A written check, in plain English, with photos and a simple traffic-light summary — green, amber, red.

You decide what's next

If anything. No follow-up sales call you didn't ask for.

Why it's free

Because trust comes before work

We look after a small number of Suffolk's listed and period homes, properly — which means we only take on a handful of these checks each month. We'd rather meet you over something useful and no-pressure than sell you a job you're not sure about.

If your home is in good shape, we'll tell you that and leave you to enjoy it. And if there's work worth doing, you'll already know the people you'd trust to do it. That's the whole idea.

Looking after it

The cheapest repair is the one you catch early

Most of what threatens an old home is slow and quiet — and easy to stay ahead of once someone's keeping an eye on it. For owners who'd rather not wait for the next surprise, we offer a simple maintenance arrangement: regular, proactive check-ups.

A Heritage Health Check is the natural place to start that conversation — but there's no expectation either way. Ask about ongoing maintenance →

Questions

Honest answers, before you book

Is it really free?

Yes — the visit and the written report cost you nothing, and there's no obligation to use us for any work.

What's the catch?

There isn't one. We'd rather earn your trust with something genuinely useful than push for a sale. If we find work worth doing, we'll tell you; if we don't, we'll tell you that too.

Will you try to sell me work I don't need?

No. The point of the check is an honest picture of your home. If it's sound, that's exactly what the report will say.

My home is listed — does that change anything?

It's exactly who this is for. We work with listed and period homes specifically, and we understand both the building and the responsibilities that come with looking after one.

Do you cover my area?

We work across Suffolk and focus on its period and listed homes. Tell us where you are when you book — if we don't cover it, we'll say so straight away.

How long does it take?

The visit is usually under an hour or two depending on the size of the home; your written report follows shortly after.
